Your West End is getting denser. Here's where.

Your City Hall just voted yes to more density downtown.

Alright, let's talk about that West End rezoning. On March 12th, City Council gave the green light to a new CD-1 Rezoning at 2028-2038 Barclay Street. That’s just a few blocks from Denman, deep in the West End. You know, where those older rental buildings still stand, and the cherry blossoms spill onto the streets in spring.

The vote, according to council records, was unanimous among those present: Mayor K Sim, Councillor M Klassen, Councillor P Meiszner, Councillor L Zhou, and Councillor R Bligh all voted in favour. This means a new development will replace what’s currently there, adding more density to an already dense neighborhood. It’s part of that ongoing conversation, isn't it? More housing, more people, more pressure on the infrastructure that's already feeling it.

Then, over in the permits, we saw a couple of new single-family builds approved on the West Side. A $1.5 million dollar new build at 2042 W 36th Avenue, and another for $1.06 million at 2635 W 43rd Avenue – that second one, notably, is listed as "Net Zero." It’s a good sign, if small, to see that kind of sustainable ambition in the detached market.
